Why local matters

A manager who knows your postcode

Manchester is not one market. A Spinningfields flat lives on corporate midweek demand; a Stretford house earns its year on Old Trafford matchdays; Didsbury hosts relocations and family visits. We price, market and operate each property on its own neighbourhood's demand drivers, football fixtures, arena concerts, conferences and the Christmas Markets included.

And because our team, our cleaners and our trades are all local, response times are measured in minutes, not days. When something needs fixing before a 4pm check-in, someone who can fix it is already nearby.

We also handle the regulatory side: Article 4 considerations, planning questions, safety certificates and the incoming national short-let registration scheme, checked for your specific property before you commit.

Whatever you call the model, Airbnb management, short-term let management, serviced accommodation or holiday let management, it's the same full-service job, and it's all we've done since 2017.

Dynamic pricing tuned to Manchester events

Co-op Live, AO Arena, Etihad and Old Trafford fixtures, conferences and seasonal peaks, priced in automatically.

Every platform + direct bookings

Airbnb, Booking.com, Vrbo, Expedia and Google, plus commission-free direct bookings via stay.citysuperhost.com and our corporate booking contacts.

Full compliance, handled

Planning, licensing horizon, gas/electrical certificates and insurance requirements tracked for you.

Cheshire too

Hale, Bowdon, Altrincham and Hale Barns, premium stays near the airport are a City Superhost speciality.

Hosting since May 2017

Nearly a decade of hosting. Most of our rivals weren't trading in 2017.

Matt & Steph welcomed their first Airbnb guests in May 2017. Every system we run today, pricing, vetting, turnovers, the 2am lock-out playbook, was learned on our own properties first, through 9 years and 60,043+ guest nights.

May 2017Decade: May 2027

9+ years in, and counting.

May 2017

First guests welcomed: our own apartment, listed on Airbnb.

2018

The first owners trusted us with their homes. We were hosting for other people years before it became an industry.

2020

Leisure travel stopped; hosting did not. We housed key workers, families who could not stay with relatives, and one guest who could not get home to Australia.

2022

Our first office opened with a team of one, around the time we passed our first £1M paid out to owners.

2023

"Best of Manchester" award: recognition for the standard guests had been reviewing for years.

2024

A bigger team and a ground-floor office on Hale High Street, shared with Steph's interior design studio, Cheshire Property Studio.

2026

Our own direct booking site, 7,426+ guest reviews at a 4.8★ average, and Steph opens the Hakim and Co homeware shop.

From keys to bookings

How we onboard your property

Four steps from first call to first booking, usually inside a fortnight.

1 · Free valuation

We benchmark your postcode and property against comparable lets in our own portfolio and give you honest projected earnings, with no obligation.

2 · Setup & photography

We photograph the property, write and build the listing across every platform, set dynamic pricing and run the compliance checks.

3 · Go live

Your listing launches from our established 4.8★ profile, so it earns with a track record behind it instead of from zero. First booking usually lands within the week.

4 · We manage, you get paid

Pricing, guests, cleaning, maintenance and compliance are all ours. You get a monthly statement, a payout and an owner app to watch it all.

Local, national, or yourself?

Why Manchester landlords choose us

Three ways to run a short-let, and the honest trade-off between them.

City Superhost

A local, family-owned team that has hosted in Manchester since 2017, minutes away, not a call centre. Flat 15% + VAT all-in, no lock-in, and your listing earns from our 4.8★ profile from day one.

A national chain

A big brand with deep pockets, but a regional account manager and cleaners who may be hours away. Often a lower headline rate that adds costs back elsewhere, and you are one property among thousands.

Self-managing

No management fee, but the pricing, 24/7 guest messages, changeovers, compliance and the 2am lock-out are all yours. It can win for one nearby property, and we will say so honestly on the call.

Manchester FAQ

Straight answers for Manchester landlords

How involved do I need to be once City Superhost manages my Manchester property?

Completely hands-off, provided the property is one guests will enjoy: well furnished, well decorated, comfortable beds and good Wi-Fi. We handle everything else, and your owner app shows your calendar and earnings, and lets you book your own stays whenever you like.

How does City Superhost optimise yield for Manchester Airbnb properties?

Dynamic pricing tuned daily to Manchester demand, football fixtures, concerts at Co-op Live and the AO Arena, conferences and seasonal patterns, plus distribution on every major platform, a direct-booking site that avoids OTA commission entirely, and our own corporate booking contacts. Average occupancy across our portfolio is 80%.

What does Manchester Airbnb management actually include?

Everything: listing creation and optimisation, professional photography, dynamic pricing, guest vetting with ID checks, 24/7 guest communications, cleaning and linen, restocking, maintenance, check-in/out and review management, all within the flat 15% + VAT fee.

What's a fair Airbnb management fee in Manchester?

The Manchester market ranges from 12–20% + VAT. City Superhost charges a flat 15% per booking + VAT for the whole ongoing service, with a one-off onboarding fee at setup, no monthly minimums and a 30-day notice period.

Do I need planning permission to short-let my property in Manchester?

It depends on the postcode. Manchester City Council operates Article 4 Directions in parts of the city, and a full-time short-let can constitute a material change of use. We check the position for your specific property, along with lease and mortgage restrictions, before you commit to anything.

How do I switch from another Airbnb management company?

Easily, and with no gap in bookings. Check your current notice period (usually 30–90 days), confirm your listing sits on your own Airbnb account, and we coordinate the whole handover: calendars, guest communications, cleaning and keys. Most switches are seamless from the guest’s point of view.

Who owns my listing and its reviews?

Your property runs from the established City Superhost host profile, which carries a 4.8★ average across 7,426+ reviews, so it launches with a proven track record behind it instead of starting from zero. Where owners prefer the listing to stay in their own name, we act as an Airbnb co-host instead.

How quickly can you take over and go live?

Fast. Once the property is furnished and guest-ready we photograph it, build the listing and go live the next day, with a first booking usually inside the week. If it is already listed, we can normally take over management within days.

What does Manchester Airbnb management cost, and are there hidden fees?

A flat 15% of booking revenue + VAT for the whole service, plus a one-off onboarding fee confirmed up front. No monthly minimums, no per-booking extras, no markup on cleaning and no lock-in. Compare the all-in cost, not the headline rate.
