Serviced accommodation, sometimes called aparthotel-style letting or short-term rental, means letting your property by the night or week, fully furnished and serviced, rather than on one long tenancy. Done well it earns more than a standard buy-to-let, but it is an operations business: pricing, cleaning, linen, round-the-clock guest cover and compliance, every week of the year.
The difference between serviced and non-serviced is the service itself. A long-term tenant looks after themselves; a serviced-accommodation guest expects fresh linen, a spotless apartment, a reply within minutes at any hour and a hotel-grade welcome. That is the part we run for you.
It is the same full-service job whether you call it serviced accommodation, short-term let or Airbnb management, and it is all we have done since 2017.

What is serviced accommodation management?
It is the full-service running of a furnished property let by the night or week to a hotel standard, instead of on a single long tenancy. We create and optimise the listing, price every night, vet and host the guests, clean and restock between stays, and handle maintenance and compliance. You own the property and receive a monthly statement and payout; we run the operation.
How is serviced accommodation different from a normal buy-to-let?
A buy-to-let has one tenant on a long agreement who looks after themselves. Serviced accommodation lets the same property to many short-stay guests who expect fresh linen, a spotless apartment, a fast reply at any hour and a hotel-grade welcome. That service is the difference, and it is the part we run. Done well it usually earns more than a long-term tenancy, but it is an operations business every week of the year, which is why most owners hand it to a manager.
Can you bring corporate and contractor bookings?
Yes. Alongside the public platforms we hold direct corporate and relocation booking contacts built up since 2017, and we list on the channels business travellers actually use, including Booking.com and our own direct site. Longer corporate and contractor stays are some of the most valuable nights in a Manchester calendar.
What is the minimum stay?
It is set per property and per season. Many owners run a mix: shorter leisure stays at weekends and longer corporate or relocation bookings midweek and off-season. We tune minimum-stay rules alongside pricing so you capture the most profitable blend, rather than chasing one type of guest.
What does management cost?
A flat 15% of booking revenue + VAT, which includes the whole ongoing service: listing, pricing, vetting, 24/7 communication, cleaning coordination, maintenance and compliance. There is a one-off onboarding fee, confirmed up front. No monthly minimums and no lock-in, just a 30-day notice period.
