Our home ground
The market we can see from the office
The Cheshire villages are home in the most literal sense. Our office is on Ashley Road in Hale, and Hale, Bowdon, Hale Barns, Altrincham, Wilmslow and Alderley Edge have been portfolio concentrations since our earliest years. This is a premium leisure market, not a city-tourism one, and it behaves completely differently to the centre.
Demand here is personal and well paid: families gathering for weddings and milestone events, executives relocating with school catchments to sort, Altrincham Market weekenders, and airport travellers who would rather a beautiful home than a terminal hotel. Larger homes do something special in this market, guests book for occasions and pay properly for space, gardens and finish.
Because our team, our cleaners and our trades are all local, response times are measured in minutes. When something needs fixing before a 4pm check-in, someone who can fix it is already nearby, not an hour down the motorway.
We also handle the regulatory side: planning questions, safety certificates and the incoming national short-let registration scheme, checked for your specific property before you commit. We manage in Greater Manchester too, so a portfolio that spans both is no problem at all.
Premium occasion demand
Weddings, reunions and relocations book larger homes at rates the long-let market never sees.
Airport ten minutes away
Premium pre-flight and visiting-executive stays across Hale Barns, Wilmslow and Alderley Edge.
Scarce professional supply
Quality short-let stock is thin in the villages, so well-run homes face little real competition.
Second homes made easy
Block your own dates, keep an owner’s cupboard, and let the house earn whenever you are away.
Hosting since May 2017
Nearly a decade of hosting. Most of our rivals weren't trading in 2017.
Matt & Steph welcomed their first Airbnb guests in May 2017. Every system we run today, pricing, vetting, turnovers, the 2am lock-out playbook, was learned on our own properties first, through 9 years and 60,043+ guest nights.
9+ years in, and counting.
May 2017
First guests welcomed: our own apartment, listed on Airbnb.
2018
The first owners trusted us with their homes. We were hosting for other people years before it became an industry.
2020
Leisure travel stopped; hosting did not. We housed key workers, families who could not stay with relatives, and one guest who could not get home to Australia.
2022
Our first office opened with a team of one, around the time we passed our first £1M paid out to owners.
2023
"Best of Manchester" award: recognition for the standard guests had been reviewing for years.
2024
A bigger team and a ground-floor office on Hale High Street, shared with Steph's interior design studio, Cheshire Property Studio.
2026
Our own direct booking site, 7,426+ guest reviews at a 4.8★ average, and Steph opens the Hakim and Co homeware shop.

From keys to bookings
How we onboard your property
Four steps from first call to first booking, usually inside a fortnight.
1 · Free valuation
We benchmark your village and property against comparable homes in our own Cheshire portfolio and give you honest projected earnings, with no obligation.
2 · Setup & photography
We photograph the property, write and build the listing across every platform, set dynamic pricing and run the compliance checks.
3 · Go live
Your listing launches from our established 4.8★ profile, so it earns with a track record behind it instead of from zero. First booking usually lands within the week.
4 · We manage, you get paid
Pricing, guests, cleaning, maintenance and compliance are all ours. You get a monthly statement, a payout and an owner app to watch it all.
Local, national, or yourself?
Why Cheshire owners choose us
Three ways to run a premium short-let, and the honest trade-off between them.
City Superhost
A local, family-owned team based on Hale high street since 2017, minutes from your door, not a call centre. Flat 15% + VAT all-in, no lock-in, and your home earns from our 4.8★ profile from day one.
A national chain
A big brand with deep pockets, but a regional account manager and cleaners who may be hours away. Often a lower headline rate that adds costs back elsewhere, and your premium home is one property among thousands.
Self-managing
No management fee, but the pricing, 24/7 guest messages, changeovers, compliance and the wedding-weekend logistics are all yours. It can win for one nearby home, and we will say so honestly on the call.

Cheshire FAQ
Straight answers for Cheshire owners
Which Cheshire areas do you manage Airbnbs in?
Hale, Bowdon, Altrincham, Hale Barns, Wilmslow and Alderley Edge, plus the surrounding villages. Our office is at 180 Ashley Road in Hale, so most of our Cheshire properties are minutes away, and our cleaners, check-in team and trades already work these postcodes daily.
What could a Cheshire home earn on Airbnb?
Typical nightly rates across the villages run £120–£200, and larger occasion-ready homes can exceed that for wedding and event weekends. Because quality short-let supply is thin here, well-presented properties hold their rates impressively. Use the estimator on this page for an instant range, then get an exact figure benchmarked against comparable homes we already manage.
Is Cheshire really a strong short-let market?
It is a premium leisure market rather than a city-tourism one. Demand comes from weddings and milestone family gatherings, executive relocations sorting school catchments, Altrincham Market weekenders, and airport travellers who would rather a beautiful home than a terminal hotel. That demand is well paid and faces little professional competition.
I use the house myself sometimes. Does that still work?
Perfectly, and it is one of the most common Cheshire arrangements we run. You block your own dates in the owner calendar, keep a locked owner’s cupboard for personal things, and the home earns whenever you are not in it. Many of our second-home owners started exactly this way.
What does Cheshire Airbnb management cost?
A flat 15% of booking revenue + VAT for the whole ongoing service: listing creation and optimisation, dynamic pricing, guest vetting, 24/7 communications, cleaning and linen, maintenance and compliance. Alongside it there is a one-off onboarding fee, confirmed up front. No monthly minimums, no markup on cleaning and no lock-in, just a 30-day notice period.
How local are you, really?
Our office is on Hale high street at 180 Ashley Road. Founders Matt and Steph are based here, our Cheshire properties are minutes away, and you are welcome to walk in and talk it through over a coffee before deciding anything.
