Our story

It started with one apartment.

Having moved in together, we found ourselves with an apartment to rent out. We took the plunge and listed it on Airbnb, and in May 2017 we welcomed our first guests. That apartment became a method, the method became a company, and the company became 80+ properties across Greater Manchester and Cheshire. Nearly a decade on, we have perfected our hosting craft, and we use that experience every single day to maximise our landlords' revenue.

Why we exist

One of Manchester's first dedicated hosts

When we welcomed our first guests in May 2017, we were genuinely among the first in Manchester to dedicate ourselves to hosting on behalf of other people. There was no playbook to copy, so we wrote our own, stay by stay, on our own properties, years before short-term rental management became an industry.

Today short-term letting is a huge business and new operators appear every month. Plenty of people now do what we do. Nobody around here has done it for longer, and we believe nobody does it better. The difference is experience: 60,043+ nights hosted, every Manchester pricing season since 2017 priced first-hand, and every expensive lesson already learned, fixed and built into our systems.

That experience stays personal. When you call, you get Matt or Steph, and when we tell you what your property should earn, the number comes from real bookings on comparable homes we manage ourselves. We hold a Best of Manchester 2023 award, a 4.8★ average across Airbnb and Google with 7,426+ guest reviews, and a 9.0/10 guest score on Booking.com.

Hosting since May 2017

Matt & Steph welcomed their first Airbnb guests in May 2017. Every system we run today, pricing, vetting, turnovers, the 2am lock-out playbook, was learned on our own properties first, through 9 years and 60,043+ guest nights.

2018

The first owners trusted us with their homes. We were hosting for other people years before it became an industry.

2020

Leisure travel stopped; hosting did not. We housed key workers, families who could not stay with relatives, and one guest who could not get home to Australia.

2022

Our first office opened with a team of one, around the time we passed our first £1M paid out to owners.

2023

"Best of Manchester" award: recognition for the standard guests had been reviewing for years.

2024

A bigger team and a ground-floor office on Hale High Street, shared with Steph's interior design studio, Cheshire Property Studio.

2026

Our own direct booking site, 7,426+ guest reviews at a 4.8★ average, and Steph opens the Hakim and Co homeware shop.

Four things we won't compromise

A door you can knock on

Our office is on Hale High Street and you are welcome to pop in any time. The wider team live and breathe Manchester, so the people looking after your property genuinely know its postcode.

Premium properties only

We will not take on a property that is not right for Airbnb. It needs to be a space guests love and want to come back to. Homes that have not been shown any love do not perform, no matter who manages them.

Honest numbers

Valuations benchmarked against our own portfolio’s real bookings, and we will tell you if short-letting is not right for your property.

Performance over lock-in

A 30-day notice period and no lock-in contracts. We keep clients by results, not clauses.
