A short let, or short-term let, is a furnished property let by the night or week, usually for stays under about a month, rather than on a long assured shorthold tenancy. Guests come and go, the property is serviced between stays, and income tracks demand rather than a fixed monthly rent. It is the same model people mean by serviced accommodation or Airbnb letting.
Is short-letting more profitable than a long-term tenancy in Manchester?
In most central and well-located Manchester properties, yes, once you account for voids, fees and arrears, a managed short let tends to out-earn a long-term tenancy. It is not guaranteed everywhere: a quiet residential street far from demand can perform better as a standard let. Is there a 90-day limit on short lets in Manchester?
No. The 90-night annual cap applies to Greater London only, under the Deregulation Act 2015. Manchester has no equivalent limit. However, some Manchester areas have Article 4 directions that affect changing a property to short-let use, and a national short-term let registration scheme is coming for England. We check the rules for your specific property before you commit.
Can I short-let my flat if it is leasehold or mortgaged?
Often yes, but it depends on your lease and your mortgage. Some leases and buy-to-let mortgages permit short-letting outright, others require consent, and a few restrict it. We help you check the terms before anything goes live, so you are never caught out.
How quickly can I switch from a tenancy to a short let?

A flat 15% of booking revenue + VAT, covering the whole ongoing service: listing, pricing, vetting, 24/7 communication, cleaning coordination, maintenance and compliance. There is a one-off onboarding fee, confirmed up front. No monthly minimums and no lock-in, just a 30-day notice period.
