Is there a night cap on short-lets in Manchester?

Manchester does not currently apply the 90-night cap that London has. There are still planning, safety and tax thresholds to be aware of, which is exactly what we keep track of for you, rather than leaving you to interpret the rules alone.

What is the 2026 short-term let register?

The UK is introducing a national registration scheme for short-term lets. The detail is still being finalised, but the direction is clear: hosts will need to register. We are following it closely and will handle registration for the properties we manage.

Do I need planning permission to short-let in Manchester?

It depends on the property and its location; some areas carry Article 4 directions that change what is permitted. We are not solicitors, but we will flag where it is a live consideration and point you to proper advice before you commit.

Whose responsibility is compliance, mine or yours?

Legally the obligations sit with the owner, which is why we build the tracking and renewals into management, so the responsibility is met without you having to diary every certificate. You stay the owner; we keep it current.
