The small print, out loud

Is 15% really the whole fee?

Yes. 15% + VAT of booking revenue is our entire management charge. No onboarding fee, no monthly minimum, no per-reservation "admin" fees, and no markup on cleaning, guests pay the cleaning fee at cost. Some operators advertise lower headline rates and add these back elsewhere, so always compare the all-in cost.

Are there any setup or onboarding fees?

No. Onboarding, photography, listing build, pricing setup and compliance checks, is bundled in. Some local competitors charge £150–£500+ to onboard, and some bill a monthly minimum even when the property is empty. We do neither.

Is there a minimum contract?

No lock-in. We work on a rolling basis with a 30-day notice period. We keep clients by performing, not by contract clauses.

Is VAT included in the percentages?

Fees are quoted plus VAT, which is standard across the UK market. Your monthly statement shows the fee and VAT separately, which your accountant will thank you for.

Who pays for cleaning?

Guests do, a cleaning fee is added to every booking, covering the turnover clean, linen and restocking. It does not come out of your nightly rate.

I'm with another manager. How hard is it to switch?

Easier than you think: check your notice period (usually 30–90 days), confirm your listing sits on your own Airbnb account, and we coordinate the handover, calendars, guest comms, cleaning and keys, with no gap in bookings.
