Common questions about maintenance

Are maintenance call-outs included in your fee?

The coordination is: identifying the issue, dispatching a trusted tradesperson and overseeing the fix are all part of management. The cost of parts and labour is yours, but you only ever pay trade rates, and anything above an agreed threshold is approved by you first.

Do you use your own team or subcontractors?

A mix. Our own local check-in and turnover teams handle the day-to-day and minor fixes, and we have a vetted network of trades for specialist work. Either way it is people we know, local to your property.

What counts as an emergency?

Anything that affects a guest’s stay or the safety of the property: no heating or hot water, a leak, a lock-out, a power fault. These are escalated immediately, day or night.

Will I be told before money is spent?

Yes. You set a threshold for minor fixes we can handle without checking in; anything above it is quoted and approved by you before work starts.
