Airbnb co-hosting, fully managed

Your full-service Airbnb co-host in Manchester.

An Airbnb co-host runs your listing for you while it stays on your own Airbnb account, so the listing, its reviews and its payouts stay yours. We're Matt and Steph, and we've hosted in Manchester since May 2017. We can co-host your own listing, or host your home on our established City Superhost profile. Either way, you get our full management: pricing, guests, cleaning and maintenance, all handled.

The short answer

Airbnb co-hosting in Manchester, in six lines

What an Airbnb co-host is

Someone the listing owner invites onto their Airbnb listing to help run it. Airbnb allows up to 10 co-hosts on a listing, each with full access, calendar and messaging access, or calendar-only access.

How we work

Two ways, and you choose. We host your home on our established City Superhost profile, or we co-host the listing on your own Airbnb account.

What it costs with us

15% of each booking + VAT for our full management, plus a one-off £400 + VAT onboarding fee that covers professional photography, your listing build and setup. No monthly minimums. If we co-host on your own Airbnb account, we'll confirm the fee and terms for your property on the call.

What UK co-hosts charge

Usually 10% to 25% of booking revenue, depending on how much they do, according to a 2026 UK co-host fee guide. A 2026 global co-listing guide quotes the same range.

If you ever leave

On your own account, the listing and its reviews stay with you. On our profile, they stay with our account. The agreement is rolling, with one month's notice either way.

Who we are

City Superhost, family-run by Matt and Steph and hosting in Manchester since May 2017, with offices in Hale and the Northern Quarter, open Mon to Fri, 9am to 5pm.

Co-hosting, explained

What an Airbnb co-host actually does

On Airbnb, the listing owner is the person whose account the listing sits on. A co-host is someone that owner invites onto the listing to help run it, from answering guest messages to managing the whole thing.

You can add up to 10 co-hosts to one listing, invited by phone number or email, and each new co-host has to verify their identity before they can accept. You decide how much each one can do, and you can change that or remove them at any time. One thing no co-host can do is set up their own pay: only the listing owner can set up or edit co-host payouts.

It's common here. AirROI's Manchester data, checked October 2026, shows 33% of Manchester's active Airbnb listings name at least one co-host.

Airbnb's own advice is to agree three things up front: who does what, how much of the booking income goes to the co-host, and how expenses are paid back. With us, that is all written into one management agreement.

Co-host permission

Full access

Messages guests, manages the calendar, pricing and listing details, accepts or declines bookings, handles damage claims, and can be shown as the host on your listing.

Co-host permission

Calendar and messaging

Messages guests, and can view but not edit the calendar.

Co-host permission

Calendar only

Can view but not edit the calendar. Handy for someone who just needs to see check-ins and check-outs.

Two ways to work with us

Our profile, or your own account

Both come with full management from our team. The difference is whose Airbnb account the listing sits on, and that decides where the reviews and payouts live.

Option 1

Your home on our City Superhost profile

Best if you are starting from scratch.

The listing
We create it on our established City Superhost host profile, so it launches with a track record behind it rather than starting from zero.
Your reviews
Airbnb shows guest reviews on the profile of the account that owns the listing, so they build on our profile.
Your payouts
Bookings pay into our account. Within 14 working days of each month end, we send you a statement showing your bookings and our fee, and pay the balance into your bank account.
If you leave
Give us one month's notice. The listing and its reviews stay with our account, we stop marketing your home and taking bookings for it, and you would list it afresh on your own account or with your next manager. If future bookings can't be honoured after you leave, Airbnb or Booking.com may charge cancellation fees on them.

Option 2

We co-host your own Airbnb listing

Best if you already have a listing, and reviews you want to keep.

The listing
It stays on your Airbnb account, in your name. You invite us onto it as a co-host with full access, which is what lets us manage pricing and bookings, and we run it day to day.
Your reviews
They keep building on your listing and your profile. Airbnb shows guest reviews on the listing owner’s profile, never on a co-host’s.
Your payouts
Airbnb pays you, as the listing owner. Where Airbnb supports it, an owner can also share a set part of each booking with a co-host, and only the owner can set that up. Airbnb notes some regional limits, and co-host payouts aren’t available on its Residential Hosting programme in the UK. On the call, we will explain exactly how our fee and your monthly statement work when the listing is on your own account.
If you leave
Give us one month's notice and the listing, its reviews and its bookings carry on with you. Removing a co-host on Airbnb takes a few clicks, and you then look after any bookings already made.

Not sure which suits you? That's exactly what the first call is for. We'll explain both for your property, including what happens to the listing if you ever decide to leave, and give you a straight answer. Co-hosting is an Airbnb tool, so it covers your Airbnb listing: we'll also explain how Booking.com and our own direct booking site fit around it for your home.

Co-host or management company?

How a co-host differs from full management

The word co-host covers everyone from a neighbour who answers messages to a team running the whole thing. Plenty of individual co-hosts do a brilliant job. What matters is pinning down who does what.

Who you deal with

A typical co-host: Whoever you invite. Airbnb’s Co-Host Network page for Manchester features individual local hosts.

With us: Matt and Steph, and our team, from offices in Hale and the Northern Quarter.

What is covered

A typical co-host: Whatever you agree. Airbnb lists listing setup, guest messaging, pricing and availability, booking requests, on-site guest support and cleaning as separate services.

With us: All of it, from photography and pricing to guest messages at 2am, cleaning, linen and maintenance.

Where your home is listed

A typical co-host: Airbnb’s co-host tools cover your Airbnb listing. Other sites depend on the co-host.

With us: On our profile: Airbnb, Booking.com, Vrbo, Google and our own direct booking site. On your own account, we’ll explain on the call how the other sites fit around your Airbnb listing.

Typical fee

A typical co-host: 10% to 25% of booking revenue in the UK, depending on how much they do.

With us: 15% of each booking + VAT, plus £400 + VAT onboarding. No monthly minimums.

Contract

A typical co-host: Whatever you put in writing, so agree the scope, the rate and the notice period before the first booking.

With us: A rolling agreement, with one month's notice either way.

Co-host fees in the UK

What does an Airbnb co-host cost?

Most UK co-hosts charge between 10% and 25% of booking revenue. Where a co-host sits in that range depends on how much they do.

10% to 15%

Guest messaging and calendar cover only.

15% to 20%

Adds cleaning coordination, pricing and maintenance call-outs.

20% to 25%+

Full service, including the listing build, photography and revenue management.

Some co-hosts charge a flat monthly fee instead, typically £150 to £400 per property per month in the UK, which is common on lower-earning homes and messaging-only arrangements. Whichever way it is charged, the headline rate only tells you part of the story, so these are the questions worth asking any co-host:

  • Who pays for cleaning and linen?
  • Are payment processing or other fees deducted from bookings too?
  • Is VAT on top?
  • Is there a setup fee, and what does it include?
  • How much notice do you need, and what happens to the listing and its reviews if I leave?

What you pay with us

Our full management is 15% of each booking + VAT, which is 18% in total at the standard 20% VAT rate. A one-off £400 + VAT onboarding fee covers professional photography, your listing build and setup. Guests pay a cleaning fee on every booking, which covers the turnover clean, linen and restocking, so turnover cleans don't come out of your nightly rate. You pay your cleaning fee for an initial clean when we start, then for a quarterly deep clean. Airbnb and Booking.com take their own commission (roughly 15.5% to 18%, depending on the platform), whoever runs your listing. Any payment processing fees on bookings are deducted too. There are no monthly minimums, and the agreement is rolling, with one month's notice either way. If we co-host on your own Airbnb account, we'll confirm the fee and terms for your property on the call.

Already hosting?

Switch to us without starting again

If you already host your own Airbnb listing, co-hosting is the simplest way to hand it over. You invite us onto the listing you already have, so its reviews and its upcoming bookings stay exactly where they are. Airbnb says that changing who is shown as the host on a listing leaves its reservations unchanged. If your home is already listed, we can normally take over management within days.

Coming from another manager or co-host? Check the notice period in your current agreement, and whether your listing sits on your own Airbnb account or theirs. Then we coordinate the handover with you (calendars, guest messages, cleaning and keys) so bookings carry on as smoothly as possible.

Co-hosting FAQ

Straight answers on Airbnb co-hosting

How much does an Airbnb co-host cost in Manchester?

Most UK co-hosts charge 10% to 25% of booking revenue, according to a 2026 UK co-host fee guide, from about 10% for messaging and calendar help to 20% or more for full service. Our full management is 15% of each booking + VAT, plus a one-off £400 + VAT onboarding fee that covers professional photography, your listing build and setup. There are no monthly minimums, and the agreement is rolling, with one month's notice either way. Airbnb and Booking.com take their own commission (roughly 15.5% to 18%, depending on the platform), whoever runs your listing. Any payment processing fees on bookings are deducted too. If we co-host on your own Airbnb account, we'll confirm the fee and terms for your property on the call.

Does Airbnb allow co-hosts?

Yes. Co-hosting is built into Airbnb. The listing owner, or a co-host with full access, can invite co-hosts onto a home listing, up to 10 per listing. Each one gets full access, calendar and messaging access, or calendar-only access, and the owner can change that or remove them at any time. New co-hosts have to verify their identity before they can accept, and co-hosting is covered by Airbnb's Co-Host Additional Terms of Service.

Do I keep my reviews if I use a co-host?

Yes, if the listing stays on your own Airbnb account. Airbnb shows guest reviews on the listing owner's profile, not the co-host's. When we co-host your listing, its reviews keep building in your name and stay with you if you ever move on. On Superhost status, Airbnb says a listing's ratings and reviews count towards the owner's own status when the owner is also its primary host, and never towards a co-host's, so we'll agree who is shown as the host on the call. If your home runs on our City Superhost profile instead, the reviews sit with our account, which is why we offer both options and talk them through on the call.

Who gets paid when a co-host runs my Airbnb?

On your own account, Airbnb pays you as the listing owner. Where Airbnb supports it, an owner can also share a set part of each booking with a co-host through its co-host payouts tool, and only the owner can set that up. Airbnb notes some regional limits, and co-host payouts aren't available on its Residential Hosting programme in the UK. If your home runs on our profile, bookings pay into our account, and within 14 working days of each month end we send you a statement and pay the balance into your bank account. We'll set out exactly how our fee and your statement work for your property on the call.

I already host my own Airbnb. Can you take over without losing my bookings?

Yes, and that is what co-hosting is for. You invite us onto the listing you already have, so its reviews, its history and its upcoming bookings stay where they are. Airbnb says that changing who is shown as the host on a listing leaves its reservations unchanged. If your home is already listed, we can normally take over management within days.

What happens if I want to stop using a co-host?

On Airbnb, the listing owner can remove a co-host at any time. Once removed, they can't update the listing, message guests or receive co-host payouts for bookings that start afterwards, and you stay responsible for bookings already made. With us, the agreement is rolling, with one month's notice either way. If your home runs on our profile, the listing stays on our account and you would list it afresh on your own. If future bookings can't be honoured after you leave, Airbnb or Booking.com may charge cancellation fees on them.
