Why Our Direct Booking Site Makes Your Property Earn More

Every booking that arrives through Airbnb or Booking.com pays a toll. The platforms earn it, they bring enormous demand, but a percentage of every reservation leaves the room before anyone's even checked in.

Which is why we built stay.citysuperhost.com: our own direct booking site, where guests book our portfolio with no online travel agency in the middle. Most management companies talk about being "on all the platforms". Owning a real direct channel is rarer, and it quietly changes the economics of your property.

What the direct site does for your revenue

No OTA commission on those nights. When a guest books direct, the platform's cut simply doesn't exist. The same stay banks more, without charging the guest a penny extra. Direct nights are the most efficient revenue your property will ever earn.

Guests get a genuine reason to book direct. Nobody changes their booking habits out of loyalty alone, so we make it worth their while: direct guests get 15% off the OTA price, and we offer complimentary early check-in on direct bookings. The guest saves money and starts their stay sooner; the booking still nets more than the same stay through a platform. Both sides of the transaction win, which is why it works.

Your calendar stops depending on one algorithm. Platforms change ranking rules, suspend listings while disputes resolve, and tweak fees, all outside any host's control. A direct channel is demand the platforms can't switch off. Diversified bookings are simply a safer income.

The database: the asset that compounds

Here's the part with the longest-term value. Every guest who stays with us, through any channel, shares their email address and phone number as part of check-in. Across tens of thousands of hosted nights, that has built a substantial database of people who have already stayed in our properties, already trust how we host, and already know Manchester is worth a return trip.

That database is a retargeting engine. Past guests hear from us when it's relevant, the Christmas Markets are approaching, a new property has launched near somewhere they stayed, their team's playing at Old Trafford again, with a direct-booking discount attached. The cheapest booking to win is from someone who has already stayed; no platform fee, no acquisition cost, just a guest coming back.

OTAs deliberately keep hosts from building this. Contact details are masked, messaging is policed, and the guest "belongs" to the platform. A manager with a real direct channel is building your property an audience, not renting one night by night.

What it looks like in practice

The direct site isn't a brochure, it's a full booking engine: live availability and pricing synced to the same calendar as every other channel, instant confirmation, card payment, the works. Guests find it through the brand itself: it's printed in our properties, linked from every guest communication, and surfaces in search when past guests look us up by name.

A repeat leisure guest, a contractor returning for phase two of a job, a family who stayed for graduation and is back for a wedding, these bookings increasingly land direct. Each one is your property earning at its best margin.

Why this matters when choosing a manager

When you're comparing management companies, "which platforms do you list on?" is the standard question. The better question is: "what happens after a guest checks out, do they ever book again, and through whom?"

For most operators the honest answer is that the guest belongs to Airbnb. For ours, a growing share of them belong to the portfolio, and that share compounds every year as the database grows.
