Nearly a decade of hosting
Hosting in Manchester since May 2017, and still run by the two people who started it.
Matt & Steph welcomed their first Airbnb guests in May 2017. Every system we run today (pricing, vetting, turnovers, the 2am lock-out playbook) was learned on our own properties first, through 9 years and 60,043+ guest nights.
9+ years in, and counting.
May 2017
First guests welcomed: our own apartment, listed on Airbnb.
2018
The first owners trusted us with their homes, and we started hosting on behalf of other people.
2020
Leisure travel stopped; hosting did not. We housed key workers, families who could not stay with relatives, and one guest who could not get home to Australia.
2022
Our first office opened with a team of one, around the time we passed our first £1M paid out to owners.
2023
"Best of Manchester" award: recognition for the standard guests had been reviewing for years.
2024
A bigger team and a ground-floor office at 180 Ashley Road, on Hale's high street, shared with Steph's interior design studio, Cheshire Property Studio.
2026
Our own direct booking site, stay.citysuperhost.com, goes live, so guests can book commission-free, and Steph opens the Hakim and Co homeware shop.

What's a fair Airbnb management fee in Manchester?
Fees vary between managers, so compare everything you would pay, not just the headline rate. Here is how ours works. Our fee is 15% + VAT per booking for the ongoing management: listing, pricing, guest vetting, 24/7 guest communication, cleaning coordination, maintenance coordination and compliance. There is also a one-off onboarding fee of £400 + VAT, which covers professional photography and building and setting up your listing. Airbnb and Booking.com take their own commission from each booking (roughly 15.5% to 18%, depending on the platform), as they would with any manager. Any payment processing fees on bookings are deducted too. You pay your cleaning fee for an initial clean when we start, then for a quarterly deep clean. There are no monthly minimums, and the agreement is rolling, with one month's notice either way. Our pricing page sets out the other main costs from our agreement, such as repairs and the items you provide.
How involved do I need to be once you take over?
You can enjoy a completely hands-off approach, as long as you give us a property guests are going to enjoy: well furnished, well decorated, comfy beds and good Wi-Fi. We do everything else. You will also get an owner app where you can see your calendar, block out dates for your own stays, and check how much you are earning.
What could my property earn on Airbnb in Manchester?
It depends on the neighbourhood, the number of bedrooms and how the home is furnished, so we don't quote a blanket figure. Our instant earnings estimate gives you a starting point, and on your call we'll show you what comparable homes we manage actually earned.
When do I get paid?
Monthly. Within 14 working days of the end of each month, you get a statement showing your bookings and our fee, and we pay the balance into your bank account.
Can I still use the property myself?
Yes. Block out your dates in the owner app before guests book them. We can't cancel a guest's booking to free up dates. We charge 0% commission on your own stays, just the cleaning fee.
How much notice do I need to give?
Just one month's notice, either way. There is no minimum term: the agreement rolls month to month, and we would rather keep you by doing a good job than by contract terms. If future bookings can't be honoured after you leave, Airbnb or Booking.com may charge cancellation fees on them.
What do I need to provide?
A furnished, guest-ready home with the essentials: beds and bedding, an equipped kitchen, a washing machine, Wi-Fi and a TV, plus a gas safety certificate and an EICR. The full list is on our pricing page.
Do I need planning permission to short-let in Manchester?
It depends on your postcode. Parts of Manchester have Article 4 Directions, and converting a residential property to a predominantly short-let use can amount to a material change of use. We check the postcode-specific position, plus your lease and mortgage terms, as part of onboarding.
Who owns my listing and its reviews?
Your home goes live on our established City Superhost host profile, so it launches with a track record behind it rather than starting from zero. If you would rather the listing stayed in your own name, we can co-host it on your own Airbnb account instead. Ask us about both options on your call, including what happens to the listing if you ever decide to leave, and we'll give you a straight answer for your property.
How quickly can we start?
As soon as your property is furnished and guest-ready, we photograph it, build your listing and get it live. Already listed with another manager? Check your notice period, and we will plan the handover with you so bookings carry on as smoothly as possible.
Do you manage serviced accommodation and holiday lets, or just Airbnbs?
All of it. The labels overlap more than people think. Whether you'd call your property an Airbnb, a serviced apartment, a holiday let, a short-term rental or a small B&B-style operation, the work is the same: listings on every major platform, guest vetting, 24/7 communication, cleaning and compliance. We also act as an Airbnb co-host where owners prefer the listing to stay in their own name.
